What is happening in Europe’s real estate market? Residential real estate prices experienced a steady upward trajectory over the past decade, culminating with a peak in 2022. The data shows that residential prices in the EU increased by 48%, compared to 2015, and this growth can be attributed to multiple factors including the historically low interest rates and the rising demand. Analyzing the regional variations in real estate price changes, it can be seen that Eastern European countries are the frontrunners. The Balkan countries experienced similar growth of ca. 20%, except Bosnia and Herzegovina where the prices grew the most significantly. In contrast, Western Europe observed more modest price increases, while several Nordic countries recorded a decrease. The uncertain geopolitical situation along with the galloping inflation contributed to the attractiveness of investment opportunities in the emerging markets of Eastern Europe and the Balkan region, resulting in a surge in demand, thereby driving up property prices while on the other hand, the well-established real estate markets of Western Europe witnessed more stable growth. However, it's important to acknowledge that the European real estate market is experiencing a slowdown. Factors such as eroding real incomes due to the rising cost of living and increasing interest rates are affecting market dynamics. These changes might have significant implications for the Balkan countries as well but to what extent remains to be seen. #realestate #realestatemarket #europe #propertytrends #propertyprices
