The opportunity for modular buildings continues to grow with new construction in Healthcare, Education and Retail to name but a few sectors embracing modern methods of construction (MMC). Thanks to infrastructure and energy projects the length and breadth of the United Kingdom, there is a renewed interest in refurbished buildings where net zero and sustainability are hot topics of discussion.
However, growth of the sector does not come without its continued challenges. The full implementation of the Building Regulations 2022 is now complete across all home nations challenging the thermal performance of buildings and the need for renewable energy, whilst introducing tough ventilation requirements.Following the Grenfell Tower disaster in 2017 the inquiry has introduced a number of measures that impact all construction sectors to ensure we do not repeat past mistakes, the modular sector does not escape new fire regulations or guidance. The recently published fire code of practice lays out the challenges ahead.In addition, the Building Safety Act 2022 is now a legal requirement to make provision about the safety of people in or about buildings and the standard of buildings.
