Creamery Building

Rezoning Proposal for Historic Pine State Creamery Building

Turnbridge Equities has acquired the property at 400 and 410 Glenwood Avenue which includes the historic Pine State Creamery Building. They have proposed a zoning amendment to allow up to 40-story buildings at this site. The Glenwood South Neighborhood Collaborative is conducting a survey of its members so that the neighborhood’s views are fully represented before the Planning Commission and City Council concerning the proposal to allow 40-story buildings on 400 and 410 Glenwood Avenue in the Glenwood South district.

Please submit your survey responses no later than Friday, October 23rd in order to ensure your input can be included with the results presented to the Planning Commission and/or City Council at future Public Hearings.

Background Information: The rezoning seeks to change the zoning on the property at 400 and 410 Glenwood Avenue (between North and Johnson Streets) (see site map) from 7 stories to 40 stories. This property includes the historic Creamery Building.

The application claims that rezoning “seeks to preserve the Pine State Creamery and adapt the remainder of the site into a taller, mixed use development.” A Certificate of Appropriateness has been approved by the Raleigh Historic Development Commission that proposes height and massing on the historic property limited to 20 stories. No plans have been submitted for the property located at 400 Glenwood Avenue which is not designated as “historic”. (see site plan) Thus, the proposed zoning amendment would allow a 40-story building on this small parcel at the corner of Glenwood Avenue and North Street.

Your input will help the GSNC provide a thorough report to the Planning Commission and City Council of Glenwood South’s attitudes, concerns and hopes for this area of development on Glenwood Avenue and adjacent areas in our neighborhood.
